Do You Really Need a Real Estate Agent?

Yes! While it is easy enough to go on the internet and find properties, a good Realtor® will have information about properties you never thought to ask.  They know the paperwork required, can explain terminology and help get you through hurdles of financing and inspections.  Check out this article from Realty Times with more information.
As spring rolls in, many people start listing their home for sale. The weather warms up and buyers, having recovered from the holidays, begin to house hunt.

Many buyers will go it alone. They hit the Internet for their first line of attack in house hunting. They peruse magazines and open houses. But they miss an important key player in their house-hunting mission–the real estate agent.

The real estate agent is not a go-between paper shuffler. Your real estate agent is the connection to the inside world of real estate. Yes, the Internet can provide you with lots of information, but it can't replace a knowledgeable real estate agent.

Getting Mortgage Approval

Buying real estate, whether it's your first home, hunting acreage or investment property, usually involves getting a loan.  To help understand what will help you succeed in getting mortgage approval, here's an article from Real Estate News, Tips, And Information a blog by Lisa Udy, a Broker in Logan Utah.
When applying for a mortgage loan, there is a great deal of paperwork involved in the process. After filling out all of the necessary paperwork, however, many homebuyers are still completely in the dark regarding the actual mortgage approval process.
As a result, they sit on pins and needles as they wonder whether they will be approved for the loan they seek to get the home for sale they want. To help alleviate this stress, it is beneficial to learn more about the mortgage approval process before filling out any of the paperwork.

The Offer to Purchase

When you decide to buy property in Wisconsin, you will be signing an Offer to Purchase form. These are standard forms, created and approved by the State of Wisconsin that all Realtors® use.

Do you read your forms before you sign them? Sometimes long forms filled with legal language get a bit overwhelming to try to understand quickly, when you are ready to make an offer.

Here are a couple of links from the State of Wisconsin website with a Vacant Land Offer to Purchase and a Residential Offer to Purchase (these forms are current at the time of this writing) you can review and read before you head out to buy. Know what is and isn't on the form, and be ready with questions when you are ready to buy.

Land Buying Checklist

With Spring in the air, now is the time when you begin thinking about summer plans, including finding that perfect recreational property for you and your family to enjoy for many years to come. Whether you enjoy hunting, hiking, ATVing, birdwatching, camping, or just want to have a place away from the city to call your own, buying land is still a major purchase and you need as much information as possible to make your dreams come true.

This Ezine Article by Brandan Marchand is a great checklist of things to look for and ask your Realtor® about when looking at property.
Perhaps you have dreamed about owning a piece of property, building your dream home and living happily ever after. What many don't consider is that buying raw land can be challenging and should be approached with great diligence and caution.

Unlike a home for sale, raw land may appear innocent. In most cases - large defects are readily apparent in a home. Mold, structural problems, cracks and leaks stand out and can easily be found by a qualified home inspector. In a land purchase, your problems are harder to find and usually more severe. Some questions one should ask when buying raw land.

Invest in Land in 2011

We have always believed that land is a good investment. Not a quick money maker, but one you can count on to grow in value with time, and even better, one you can use for your home, or hunting, or family recreation while you have it.

Investingsense.net had a recent post from a guest poster that really sums it up:
The real estate brokers can take the investors to visit the available properties; if the investor is satisfied with the property then the deal in closed. The investor makes the purchase and the broker gets a commission or a fee on the property sold. Property investments normally pay off in the long term; as investors make capital gains from the appreciation in property value. Prices of real estate might rise in the short run as well but not as much. When property investments are concerned, larger profits are normally made in the long term.

The Gift For Someone Who Has Everything

Many of us struggle with this every Christmas. There is always someone on your list that is impossible to shop for, who seems to already have everything.

How many times can you buy Dad a new tie, or get Mom another bouquet of flowers? Or your special someone that says 'Oh I really don't need anything, whatever you get will be fine.'

Now we at BuyWisconsinLand.com think that recreational property makes a great Christmas gift. Imagine the look on your loved one's face to see that you have given them the deed to a waterfront vacation lot or wooded hunting acreage! It's a gift that they can enjoy for years and years to come.

Ok - so your Christmas budget doesn't included several thousand dollars for a gift of real estate.

How about a square inch of land? You can 'own' property in one or all 50 states from Own a Piece of America www.ownapieceofamerica.com for as little as $3.95!

Now we haven't bought anything here, nor are we associated with the owners of this property or website in any way. But we did check some on-line reviews of the site and they all seem to good, and the company doesn't claim to be selling anything but a novelty gift item. Just read through the FAQ section and find out how you can 'own' land across the country before you buy.

How's that for a gift for someone who 'thought' they had everything?

If a square inch isn't enought for you, visit us at BuyWisconsinLand.com for recreational and hunting property in over 40 Counties in Wisconsin.

Land Values in Wisconsin

There is an old saying that "something is only worth what someone is willing to pay for it". So when buying land, how do you what you should be willing to pay?

At our BuyWisconsinLand.com website we have a Land Value Averages Chart that shows average acreage prices on land for 3 years in some counties across Wisconsin. You can see what other people "have been willing to pay". Remember, these are averages of properties sold throughout each county, and location and amenities will affect prices for individual properties. This chart can give you some idea as to where the best deals on properties may be, or where to find a property that will fit your budget.

So whether you are just curious or looking to find out what properties are going for in your area, check out our Land Value Averages Chart. We at BuyWisconsinLand.com believe that the more information you have before you buy, the better chance you will be happy when purchasing your dream property.

Personal Service in Real Estate

There's really no getting around it. Being a high-quality Realtor requires, first and foremost, that you be a good "people person." There's simply no substitute for being a good listener, for being responsive to your clients' needs and wants, for having the integrity to develop a first-class professional network and, generally, for "treating others as you'd want to be treated yourself."

I've worked hard for years to provide such service to my clients, and I put my name on the line every day. However, I just have to tell you that high technology, far from de-personalizing my service, is actually enabling me to improve it in many ways that make it more personalized. High-tech advances enable me to communicate more effectively with my clients and to quickly provide the very latest market information.

You can check out Wisconsin land listings on my website http://www.buywisconsinland.com/ and then call 877-339-6535 or email me property@buywisconsinland.com anytime. I'll look out for your best interests, save you time searching for property, save you money through expert negotiation and -- best of all -- my services will be paid for by the seller! How's that for a deal?

How Do Real Estate Agents Get Paid?

Most folks understand that Real Estate Agents work on commission, but where and who does the money come from? Here's a great article by Elizabeth Weintraub, About.com Guide, to explain how Real Estate Agents make their money.

To understand who pays real estate commissions -- whether it's sellers or buyers or both -- first take a look at how real estate agents are paid and how they share cooperating commissions. Don't be embarrassed if you don't know how commissions work because I've had clients who didn't know, even though I had sold their home, represented them to buy a new home and then later listed that home for sale. Full Story - Who Pays the Real Estate Commission?

Why Hire a Real Estate Agent?

After all - how hard could it be to find your own property? You have the internet - you can see what it available, how much it costs, what is nearby. How is this any different from buying a new TV or shopping on eBay?

It's very different. A good Realtor will have information about properties you never thought to ask - and will help you find exactly what you are looking for. They will know the area and be sure you are happy with your investment.

Wisconsin Land values above National average..Time to Buy?

"Compared with other asset classes, farmland values haven't dropped so much. People feel pretty good about that," said Randy Hertz, vice president of Hertz Farm Management, an Iowa firm that manages farms in nine states, including Wisconsin.

The investment office at George Washington University, which manages the university's $1 billion endowment fund, is increasing its farmland holdings and expects to realize a 10% to 15% return on the investments, according to Hertz Farm Management.

Thinking of buying recreation property or hunting land?

Before you start looking at land – review these 4 questions.

First – what kind of property are you looking for?

An existing home or cabin? A building lot? Small acreage parcel? Large acreage property? Waterfrontage?

Second – what will be using the property for?

A vacation cabin for weekend getaways? A future retirement home? Your own hunting ground or ATV area? An investment property?

Third – where do you want to be?

Is there a city you would like to be near? Is there an activity you want to be able to do on and around your property? Is there a distance from a city that you don’t want to travel far from?

Fourth – what do you want to spend?

Know your budget - then research property values. This will give you a better picture of what type of property you should look for and what areas to look in.

Too often customers believe that because a property isn’t near a major city land values are very low, or that there is no zoning and they can use the land however they wish. This is rarely the case; even though a parcel may be deep in the countryside, other factors such as water frontage, proximity to public lands or local attractions, or even road frontage, all have an affect on the price. And all Counties have zoning regulations and in some cases Townships have even more laws regarding property use.

Before heading out and looking for any type of property – take time to research the areas you are interested in. Know what you would like to use your property for and set yourself a budget.

And check out our listings of Central and Northern Wisconsin properties at www.BuyWisconsinLand.com Our site also has County Government and Tourism Links, as well as Land Purchase Information. If we don’t have what you are looking for on our site – drop us an email and tell us what you are looking for. We’ll search the MLS and find all the listings in the area!
